Back to Drone or not to Drone, well my answer is YES. I have tried poles, extensions and jumping up why clicking. The last, not a pretty sight.

A year ago I discovered a drone team from Switzerland that was seeking funding and had designed the drone of my dreams, one that wouldn’t fly away, would not eat trees, used the best video technology and could even be used indoors, hey, we can fly from room to room if the Hummels are put away :-).

Yes, that sounds like a joke, but how about a drone that could be used to illustrate warehouses, barns and maybe the foyer of one of those 6000 square foot homes on the hill. After a year of engineering refinements, electronics and production manufacturing it’s ready.

Commonly known as HDR we prefer to think of our approach as the melding of multiple exposures to provide an image that’s as true to real life as possible and limited to the dynamic range of the base medium. Video Walk About’s

This has been a very good year for all of us, listings are up as well as the actual sales. You have been busy and so have I.

It’s easy to run with the flow, if it works, don’t change it. The problem is that when you don’t evolve, you become stagnant, and that becomes a slow death. I don’t want that to happen, I want to keep evolving and growing and to do so I have to keep thinking as well as acting out of the box.

So what does that mean to you? well first off I hired my stepson to help with the computer processing. He is a full time student and father and the extra cash keeps them going. But helping family only goes so far, he has to bring a skill set to the table. Aaron’s skill set is that he is meticulous and driven to do his best. I don’t pay him by the hour but by the job. This gives him the opportunity work faster and earn more, and the risk becomes sloppy work. I am pleased to report his attitude is the opposite, he wants to take his time, he wants to do it right. What does this mean to you, my clients, a better product.

What does this mean to me? the opportunity to offer you more. I now offer a video walk about of the property. I go through the home with a gimble stabilized video camera and try to convey the flow of the home. This video is kept short as to retain viewer interest. The Walk About does not replace good photography but is designed to augment it.

Next month I will also be offering drone photography.

By freeing up the time I spend processing the properties images I can now spend more time developing improved and expanded presentations for the homes that require something extra.

I am here to sell you, not a house.

Why did you hire me to provide great marketing tools for the home you list? Most would say to sell the house, well if that’s the case your missing out on what the real reasons should be.

Your goal should be to sell you, increase your listing load and market share. Not every house is going to sell, no matter how great the presentation is, so you had better have more homes on the market. That’s what my real job is, to sell you.

When you go on that listing presentation you have to sell yourself to the seller. You have to show them what you are willing to do to sell their home for them, you have to show the seller that you are making an investment in them and the best way to get their attention is provide professional photography, virtual tours and maybe even live video. Why am I telling you this, easy, I want your business. That’s why I post every house I shoot and give credit to you. It’s a lot of work doing this and I don’t do it for the entertainment, I do it to make you look good. If I do my job right, your listings will increase, more homes will sell and you will keep hiring me to build your portfolio.

Staging a Home

Studies have shown that staged homes can sell up to three times faster then homes that are not staged ‘San Fancisco Chronicle’

Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property’s appeal by transforming it into a welcoming, attractive product that anyone might want.

We have a sample tour and slideshow showing a home vacant and staged. You will notice that the pictures and tour samples where taken from different areas as a vacant home and a staged home should be photographed accordingly.

We do not offer professional staging but felt it was an important topic.

 

What we have to offer

I do Real Estate, and it’s not easy and it takes a lot of time, maybe not so much at the shoot location, but that’s not where the work is.

This is also a working description of what exposure fusion or HDR consists of

Let us have a real life run through. Here is a den with a window scene, I have taken 9 different exposures as you can see below. Your wedding photographer, Realtor next to you with his new digital camera, or neighbors son will not give you a better image then the best one presented. And the walls will not be straight.

This means that if I take 50 different pictures of a property, I now have to process 450 images. And we are not even talking about the 360-Virtual Tour.

I currently use a Canon 5d MK II, each image is 21 mega-pixels on a full frame sensor.That means the end picture I provide was merged/combined from 189 mega-pixels of data.

Here is the raw combined image, but we are far from done.
Here it has been adjusted to where I want it, a little contrasty but that will be dealt with later.
Now we are in Photoshop and making sure the walls are straight even though they looked good before.
Next step is to correct for the lens distortion, this straightens any bowing effects from the wide angle lens.
Our final crop.
Here we bring back our outdoors scene. Then a final contrast adjustment and save.
Finally our picture, ready for the RMLS and other ads. Done, not yet.   Like Robin Williams and Golf, I still have to do this 49 more times.

Bottom line, you get what you pay for, and on any Home, this is what the seller expects.
