What is worth more to you? All of your options being fulfilled under one roof at a package price or a la carte options by different contractors. Each individual contractor has to be scheduled, resulting in you or your clients taking more time off of work and out of busy schedules to be there for the multiple individuals. Finally, this also requires the services of a marketing representative that facilitates the scheduling of each of these contractors.

Why the Seller will choose you.

Over the years our interpretation of a virtual tour has changed, starting with a simple gallery, then a YouTube “video” (the gallery on YouTube), to overlays, sliders, popups etc. When we finished, we scrapped it all.

A Great Virtual Tour may have video elements, slideshows, 360 3-D tours. It may have maps, have sound and may have descriptions. We have seen it all, and when all is said and done, we decided there was to much bling. It got confusing and it often didn’t work. Old browsers, operating systems, tablet and smart phones. It always had issues or just broke.

You get the listing and after 1 week with no showings they decide it is the photography that is at fault. We both know it’s that million dollar price tag, but the seller is always right.  Maybe it’s time to get ahead of the game, give them what they want from the start and do so without breaking the bank.

I also understand that the bread and butter homes don’t need the bells and whistles because the sellers are more realistic.

That is why we have put together the DELUXE package, it allows you to satisfy both ends of the spectrum.

The down side is that I can’t give you the same day delivery you have become accustomed to. All of the editing takes time. So if you want it photographed and want to list it the same day, you have to go the standard route. If you want all the bells and whistles, then it will take and extra day or two.

And you need to tell me ahead of time.

Color Cast Removal:

Color cast refers to an unwanted shift in the overall color balance of an image, typically caused by the lighting conditions or the characteristics of the camera sensor. It results in an unnatural tint dominating the image, such as a blue or yellow cast. Color cast removal is the process of correcting or neutralizing this undesired tint to restore the image’s natural color balance.

Window Pulls:

In cinematography and video production, a “window pull” refers to a technique used to reveal detail or objects outside a window or any bright source of light within a scene. It is often used to prevent overexposure of the window or bright area while maintaining visibility of the external elements.

Below are two sets of images, the left column shows what the camera sees and the product you will recieve with out regular HDR image package. The right column is what you will receive with our deluxe HDR image package’

The Deluxe images will extend our delivery by 1 to 2 days and we charge a basic $125  (limited time offer $70.00) additional for this service. This is very labor intensive.

It’s time to qualify the seller.

It’s definitely strange times in the Real Estate business. I have often, in conversation, asked a seller where they are moving to. Some say up sizing for family, downsizing because of family, moving for work, the list goes on. Lately I have been hearing ‘I don’t know’.

I think we are going through a time of uncertainty, political unrest, pandemics and now wildfires and they are all affecting the stock market and Real Estate Markets.

Because of uncertain politics, high interest rates and a greater economic division, I think we are going through a time of widespread helplessness, we feel trapped . But there is one thing we can do, we can sell our home and move.

One of the dangers of this attitude is that it’s based on fear, not what’s best for the family. For those that have worked with me this past ten years, you know that I track every home I photograph, I know when the listing goes live, when the listing goes pending and when the listing is sold.

It also means I know when the listing goes off the market and I am seeing way to many get canceled within 2 weeks of going live, sometimes even after they have gone pending. Why? I believe it’s because the seller now has to decide what to do, something they really haven’t thought about, they listed because they want something to control.

A Realtor has been trained to qualify the buyer, now I think it’s time to qualify the seller.

How 360 Tours Differ

Simply put, a 360 virtual tour is a way to visualize something without physically being there. We encounter them all the time—a simple slideshow, a pair of shoes rotating on a screen. Since the early days of internet marketing, I’ve been dedicated to bringing experiences to life without the need for physical presence.

In 2013, I created a virtual tour of Ken Austin’s car collection—an experience that, even today, remains captivating and immersive  Ken Austin’s car collection . I’ve showcased a portable dentist chair designed for use in third-world countries Portable Dentist Chair and even brought simple figurines to life through digital visualization  figurines  —all long before the name “Matterport” even existed.

For our purposes, let’s focus on 360 virtual tours within the real estate industry. It’s important to understand that “Matterport” is just one brand of 360 virtual tours. It’s a name, not a category, and not all 360 tours are Matterport—nor are all Matterport tours created equal. Far from it.

To clarify the differences, I’ll outline various types of 360 tours along with examples of each. These are just a few of the many variations available. We can provide nearly any format desired, with costs varying based on the time required. My goal here is to highlight the versatility of these tours, empower our clients to offer something unique, and most importantly, help you better understand what you’re asking for when you say, “I need a virtual tour.”

Getting Top Dollar For That Listing

Remember that Buyers will want to walk through fewer homes and sellers will want fewer lookers in the homes. Consequently, this is the perfect time to encourage your Buyers to view any quality online tours that are available.

There has been a couple of significant changes in the Real Estate world. Mainly it’s a SELLERS market and they know it. It doesn’t matter how experienced you are, they are in control. Be prepared for change, and be prepared for “I want it on the Market tomorrow”, followed by “I’m not ready yet, check back next week.”

I suggested 3D virtual tours, both Matterport as well as other 360 virtual tours. Matterport isn’t the only 360 provider. We have been providing high quality 360 virtual tours for the past ten years. Remodel Funding – Renovation Loans

Builders and Remodelers

Contractors, re modelers, painters and renovators take out the old and generally ugly and install or build something nicer and contemporary to today’s taste. Whether for web site use, promotional material or investment prospecting, a good set of images that show what to expect are critical.

Having experience in Real Estate images I can look at a gutted building or old kitchen area and have a good idea of what was and what will be. This is important because the before and after shots should be taken from the same spot to best show what has been accomplished.

Right after taking and processing the before images I assemble a slide show that takes you through the property in the same order I would do it if it was ready to go, when I take the after images I actually watch the slideshow of the before so I can position myself and provide truly accurate comparisons between the before and the after.

If this is a service I can provide you, please get in contact with me as early as possible so a plan can be organized determining just what you expect and what I can provide.

In an example of a complete remodel, do you want the before starting with the house as acquired, then a set after being gutted, then we can do a progress shoot or just a final shoot. The example slides are just after being gutted and finally ready for market.

Being a Team Player

Are we successful, have our goals been reached and are we content with our business. When it comes to Real Estate sales we have to keep asking ourselves these questions, after all, we are self employed.

What makes this work for those that are successful seems to be split, either you are very driven, and working at it all the time or you are part of a well oiled team.

In the years that I have been involved in Real Estate, I have noticed that the team players have more leisure time and are just less stressed. This is because the workload is delegated and it’s assumed that everyone is doing their job.

So what does this have to do with us, well independent contractor’s such as PropertyTours can also be part of many teams and the difference is how we interact. Why would you want to have me on your team, whether you are a lone wolf or establish team, my answer would be stress, or the lack of it.

At least once a year

My parents had a Christmas rule, for at least that day we had better get along. I am happy to say that we managed to do that on more than one a day a year.

Just look at the high water cuffs on my Big Brother, Skip, and in those days you didn’t buy jeans where the length was by inches, you just rolled them up.

This has been a good year, all my family has avoided illness and there isn’t much if anything worthwhile to complain about. I truly hope you can say the same.

I even have a new Granddaughter, Arden. A not only beautiful but healthy little girl. Now 3 years old.
