Are Matterport Scan and tours your best option?

Matterport has been a dominant player in 3D virtual tours, but there are several reasons why it may not be the best choice for real estate professionals and photographers. Here are some strong arguments against using Matterport: Although this was written highlighting Matterport, This also appies to Zillow scans and floorplans as well.

1. High Costs & Subscription Model
Matterport requires an ongoing subscription to host tours, and pricing scales based on the number of active models. This creates a long-term financial burden, especially for those who produce a large volume of tours. Many alternative solutions allow for one-time licensing or self-hosted options, eliminating recurring fees. This alone makes Matterport un-acceptable for Property Management, AIRBnB’s and apartments.

2. Lack of Control & Customization
Matterport locks users into its proprietary platform, limiting customization options. Unlike KRPano or 3DVista, which allow complete control over branding, navigation, and interactivity, Matterport’s tours have a standardized look and feel. This makes it difficult for professionals to differentiate themselves from competitors.

3. Hosting Dependency & Data Ownership
All Matterport tours are hosted on their servers, meaning you don’t truly “own” your tours. If Matterport shuts down a model (or their business), you lose access to your content. Self-hosted solutions provide full ownership and control over your assets.

4. No True 360 or HDR Editing Capabilities
Matterport processes images automatically with its own AI, limiting the ability to adjust HDR settings or correct colors. Traditional 360° photography using DSLR cameras allows for high-quality bracketed HDR images that can be edited to perfection before being added to a virtual tour.

Matterport’s camera systems, particularly the Pro2 and Pro3, require multiple stationary scans to build a 3D model. This can be time-consuming compared to other methods, such as panoramic photography with DSLR setups, which can capture an entire space in a single shot.

No, Zillow 3D Home tours are primarily designed to be displayed on Zillow and Trulia. While you can generate a shareable link to send directly to clients or post on social media, they cannot be embedded on the MLS or other real estate websites like Realtor.com or Redfin.

Limitations of Zillow 3D Home Tours:

MLS Restrictions: Most MLSs do not support embedding Zillow 3D Home tours because Zillow does not provide an MLS-compliant branded/unbranded version.
No Direct Embed on Other Sites: Unlike Matterport or other 3D tour platforms, Zillow’s 3D Home tours cannot be directly embedded on personal agent websites, broker sites, or listing portals outside of Zillow’s network.

Navigating a Matterport Tour

Navigating a Matterport tour is easy. You can do so by clicking on the visible white circles and be happy if all you want to see is the floor.

To keep it simple, use the circles and then click the mouse, hold and move the cursor up, down and right and left To view the space.

If you want more, and who doesn’t want more, then understanding the controls will help you get there.


The first icon will be the highlight reel if one has been included. A highlight reel will be a series of views that can be played automatically by pressing the play arrow. Or by clicking on each view to jump to that view or room. The up/down arrow to the left will show or hide the reel.


If there isn’t a highlight reel, then these controls will not be shown.


Next control is for the dollhouse view.


Next up will be the floor layout, this is like simplified floorplan and gives a layout of the rooms per floor.


Matterport AI will take a property that has furniture and remove the furnishings. This is still under development and it isn’t perfect. I have little control over the results. and have to accept the results as is. If the property was shot vacant then it is already de furnished.

A wall may look funky or a piece of furniture like a book case may remain when viewed from spot A and be gone when viewed from spot B

There may well be features like outlets and vents that will not show up as they where hidden in the furnished view.

We are not interested in the neighborhood, the surrounding schools, back yards or anything else. Just pop the drone up and get 2 to 3 good images.

Add $35.00 to the HDR photo shoot and get that Money Shot to introduce your listing with. Not available in ‘No Fly Zones’

If this is what you want, then tell us when you book the shoot, do not wait until we are there because we may not have a drone with us. This policy should pertain to all add-ons as most of them require some additional piece of equipment.

Adding a highlight reel to your Matterport 3D tour. Matterport brought us the dollhouse and the name Matterport has become the 360 virtual tours. What always seemed missing was the ease of navigation and ability to jump from one location to another without having to follow the circles.

By adding a highlight reel, we can now jump to the few rooms we are primarily interested in and also still be able to take our time to explore the entire space.

Newberg Boat Races Memorial Day

Since 1956, the Newberg Boat Club has hosted its annual Memorial Day Boat Races at Rogers Landing. The club organized marathon-style races on the Willamette in the early 1940’s and began the current circle-racing format in 1948. The Memorial Day Boat Races are open to the public and entrance is free for spectators.

Are 3D Floorplans Right For Your Property? – PropertyTours.US

Technology is coming at us almost faster than we can keep up. It’s only been a few years that floor-plans became both viable and affordable. I am of the belief that they should be used with almost all listings.

I want to know both the layout and if my furniture will fit. Layouts should not be second guessed and with more out of state buyers, a live viewing isn’t always practical.

One of the options today is to have the 3D floor-plan show furniture and colors. It’s important to know that the furniture is just an added graphic and does not represent existing furniture. More importantly the colors and textures are taken from the existing property and may not be desirable. Below I have an example where the lower had wood paneling and carpet I wouldn’t care to have. In this example less would be more.
