When I started PropertyTours 12 years ago, I gave you more than professional images. I provided a tour—not just a YouTube slideshow of pictures, but a presentation with real appeal.

Back then, a link to the pictures or a 360 tour of your listing was enough, but not anymore. Giants like Zillow, Trulia, and Realtor.com take your IDX information, re-display it, and sell it back to you. The net result? Everything becomes generic, and you become just a footnote—if that.

My job has always been to give you the tools to sell yourself, as well as the property.

I’ve designed a new virtual tour layout that meets RMLS standards and also provides a duplicate tour that promotes you.

I wanted a design that was straightforward and didn’t break. The top ‘hero’ image is scrolled past when opened. Users can scroll back up if desired but the 95% reason it is there is for social media. When you submit a url to Facebook. Pinterest, Twitter, or what ever. The social media will grab and use this images because it is there.  If it wasn’t, the social media site may only display the url.

I am now offering two kinds of 360 tours, auto rotate and auto advance, the second is host spot navigation like Matterport uses. What I prefer about my usage is the hot spots are higher and go to somewhere else instead on moving you 10 feet and in mine, you are looking level with the option of looking up or down, I have always hated Matterports inherent design that make you look at the floor.

I personally hate audio or background music but some agents insist music is available, so I have added a media player, turn the music on or off, or better yet, we can record a verbal description of the property and it can play that instead. It can be paused and restarted at will. The other advantage is the same music continues no matter what you are viewing instead of music on, song ? while in the gallery, stop song and start new one when looking at the 360, etc.

Menu on the side isn’t there on mobile devices, takes up to much real estate and on mobile everything is vertical.

Property description and realtor are in drop down panels, open or close as desired. RMLS version doesn’t have the realtor block.

Been there, done that!

Over the years our interpretation of a virtual tour has changed, starting with a simple gallery, then a YouTube “video” (the gallery on YouTube), to overlays, sliders, popups etc. When we finished, we scrapped it all.

A Great Virtual Tour may have video elements, slideshows, 360 3-D tours. It may have maps, have sound and may have descriptions. We have seen it all, and when all is said and done, we decided there was to much bling. It got confusing and it often didn’t work. Old browsers, operating systems, tablet and smart phones. It always had issues or just broke.

Our Virtual Tours keep elements separated, Look at one or the other. And we don’t break. A clean interface on Desktops and Laptops, a clean interface on phones and tablets. In other words, we kept it clean and informative, just like we tried to do with our website, clean and informative. We have 1 sample tour that has it all, try it on all your devices, if you break it. Let us know. It works on everything we have, but we don’t have everything.

Virtual Staging

Empty rooms are boring an unappealing. You do not need to stage the entire home, just a room or to. With Virtual Staging your buyer can imagine their own belongings and when you sell, you don’t have to return the rented funiture.

$24.00 per image and ready withing 24 hours.

Rooms to have staged are shot at a different level and set of angles then are generally shot for normal Real Estate Sales. Please let us know in advance if you are planning on having the rooms Virtually Staged.
